1. RESERVATION’S POLICIES
a) There are two types of reservation: on-line reservation and Availability request.
In the first type (Instant Reservation) we send a message of automatic reservation by oM. You don’t receive other reservation from us, since this confirm message is definitive.
In the second type (Availability request by mail firstname.lastname@example.org) you receive an e-mail within two days with availability of the apartment that you have chosen.
b) After that you receive an availability confirm of the apartment chosen, the guest can do a reservation using the form of oM or also calling this number: + 39 3703616028 and pay the amount of 50% of the rent as a deposit, while for the other 7 days before of your arrival or also communicate a valid number of credit card when you do a reservation. (not prepaid). If the guest want pay by wire transfer, the payment must be do according to the procedure to oM and within 3 days from receiving of availability confirm.
oM reserve a right to refuse a reservation of his discretion;
The rent of the apartment will cease automatically at the end of the agreed period as from contract sent at the time of reserved and must be returned by signed mail.
2. CANCELLATION FROM THE GUEST
a)The delete from the guest for any reason or by oM for missed payment from guest of the sums due to finalize the reservation, the guest must pay the following amounts:
– if the reservation is 10 weeks before of the arrival date: 10% of total
– if the reservation is between 10 and 4 weeks before arrival date: 50% of total
– if the reservation is unless 1 weeks before arrival date: 100% of total.

3. DELETE FROM oM Different Habit
a) in the event unlikely that oM don’t give the apartment of his choice to guest, will be informed and other similar apartment will be availability;
b) in the event that other similar apartment don’t be availability or if the guest don’t accept a change’s proposal, the reservation will be cancel and the guest have a right to refund from oM of total amounts paid without other responsibility.
a) Deposit if it is expected ( the amount indicated to the apartment’s price) is required to a guest in the event of damage to the apartment or furnishings and facility during the stay of rent. The payment of deposit must be do with credit card at the moment of arrival on the apartment before of a stay;
b) The date of credit card will be registered automatic and then delete from oM and us team decide that nothing damage or his furnishings at the apartment are verify during the stay.
5. CHECK-IN AND CHECK- OUT
a) The guest inform to oM of your arrival 3 days before (you can communicate by phone at the number that you found down or also by e-mail email@example.com or also you can do a online check-in and you put your documents and selected the hour of your arrival).
b) oM will provide at the request of the guest all information for the public transport, shuttle to and from the best airport and also train station to a convenient prices to reach the apartment.
c) Check-in is available all days from 15:00 to 20:00.
d) For the arrival between 20:00 and 22:00 there is an overcharge of € 25,00 and between 22:00 and 24:00 € 50,00 to pay by cash or by credit card at your arrival. We organize arrival between 24:00 and 3:00 with an overcharge of 100,00 €. Arrival after 3:00 o’ clock can be organize ONLY WITH A SPECIFY REQUEST.
e) The apartment must be leave by 11:00, if not differently agreed between oM and the guest.
f) In the late check out there is an overcharge of € 50,00.
The owner or his proponent are authorized to access the apartment rent in any moment during the rental period to inspection and maintenance.
7. PERSON’S NUMBER
a) A person’s number that use the apartment don’t surpass the maximum value indicated on the description’s apartment must be the same of the guest’s number of the reservation and with documents registered from the owner, every modify don’t can be refuse without before authorization written from the owner;
b) The pets of any type and size don’t accept to the apartment if not agreed in writing;
c) Sublease of the apartment lease’s object is not authorize;
d) Carelessness of a disposition in this section 7 authorize oM to invite a guest to leave immediately the apartment.

b) oM will be able to deduct a price of extra don’t pay by security deposit of guest in the right amount or welded at check – out in the event that not be guarantee deposits.
9. CITY TAX IN VENICE
From town of Venice to finalize a tourism, the maintenance of cultural and environmental heritage sites, such as a public services, a city tax in Venice is one for night/ a person tax on visitors that stay in Hotel, B & B, camping, and rent apartment in Venice, etc. and is necessity for oM to collect this tax from the guest. The payment must be by cash or by credit card from oM.
Important note: This tax apply only the first 5 nights consecutive of stay (so if the stay is more long of 5 nights, for example 8 night, than will pay only the tax for the first 5 nights) and it is subject to the seasons of high and low season that follow:

If the stay of a guest is in the high and low season for example 3 nights during an low season and 2 night during high season, to a guest will be charged a tax of for 3 nights for the low season and 2 nights fiscal tax for high season. This tax apply only the first 5 nights consecutive of stay (so if the stay is more long of 5 nights, for example 8 night, than will pay only the tax for the first 5 nights)
10. CLEAN AND BEHAVIOR
a) The apartment will be delivered from oM very clean and must be leave in the same condition and order that was delivered;
b) a person that signature the reservation form is responsible for the correct and respectable behavior of all other guests that must use the apartment;
c) if the guests behave in an acceptable way to civil rules, oM can request a guest to leave immediately the apartment in rent or also to reactive all was be delivered.
11. APPLICABLE LAW AND JURISDICTION
This politics are interpreted by a Italy Law. Any dispute or in connexion with this policies will be subject to a jurisdiction exclusive of Courthouse of Padua.
